'Nivasie' offers customers a complete lifestyle

The quality construction work of Nivasie Developers has been further testified with over 50 per cent of their houses being already sold out.

Panduka Weerasinghe, Marketing Manager of Nivasie Developers (Pvt) Ltd, attributed this huge success mainly to the confidence customers have placed in the high standard of houses built by them.

Besides, Nivasie houses are built on an eco-friendly environment which offers its residents a safe and pleasant neighbourhood which enables them to lead a happy and peaceful life.

Nivasie is a novel approach initiated by the International Construction Consortium (ICC), a locally and internationally renowned construction company, fulfilling the country's acute housing shortage.

Nivasie project is spearheaded by ICC Chairman Sarath Weerasooria under the guidance of Managing Director Harsha de Saram and Executive Director Herman Gonsal. Other directors Neilo de Mel, Vajira Nagodavithana and Namal Peris have also contributed immensely in making Nivasie a landmark housing project in Sri Lanka.

Situated in Ekala, Ja-Ela, Nivasiepura offers its occupants a pleasant environment while remaining as a place close to the capital and many other important places such as the airport and key shopping areas in the country.

The first phase of Nivasiepura envisages in constructing 660 houses on a land of 114 acres. The second phase is also now open for reservation. At Nivasiepura, nearly 52 per cent of the total land area is kept as an open space which includes three beautiful lakes, well laid-out roads, green belts and a jungle area named as "Thuru Sevana," says Panduka adding that this concept is unique only to Nivasiepura.

Nivasie is also a Board of Investment approved project by ICC which won the IFAWPCA Gold Medal for Civil Engineering Construction in 2002 and ICTAD award for Construction Excellence in 2002. It has also achieved the ISO 9001: 2000 certification. Attributing to a recent market survey, Panduka says there is a huge growing demand for urban houses with due basic facilities at a satisfactory level.

Nivasie houses are being constructed to cater to this demand and as well as to meet the satellite housing concept where all the facilities and requirements are available like in a capital or commercial city. Panduka further explained that most of the materials used for the construction are environmental friendly." Besides, 90 per cent of raw materials bear SLAS certificate or are purchased from companies which hold ISO Certification."

A unique feature of the scheme is that there are only 18 - 20 houses in one lane. "You can't proceed to another lane through that. This is unique only to Nivasiepura. We market a neighbourhood concept by this way since it will be a well preserved area," Panduka added. "We have our own maintenance company which undertakes the disposal of garbage, maintenance of roads and street lights etc. If there is a necessity, the occupants can get repairs done and other services even at their respective houses from this unit." Nivasiepura consists of a sewerage treatment plant. All the toilet and kitchen waste go into this treatment plant which purifies them and releases to be used for gardening.

Nivasiepura offers its occupants a wide range of recreational facilities from playgrounds, gymnasium, swimming pool, jogging tracks, kiddies park.

"Three beautiful lakes and green belts also promote a healthy lifestyle," he added. There are also other services such as a shopping complex comprising supermarket, medical centre, post office and restaurant and a daycare centre."

The occupants of Nivasiepura have to go out of the premises only for their workplaces as all other facilities are provided, Panduka added.Another unique factor is the customer satisfaction.

Nivasiepura residents are fully satisfied about their choice to purchase a house from Nivasiepura.

At the same time, Nivasie Developers also offers a unique customer service for the prospective buyers." We have arranged three different purchasing plans for our customers assuring greater convenience and satisfactory," Panduka noted.

They are (1) the customer could pay the total amount in cash, (2) he can pay the amount within a period of nine months which is totally interest free and (3) Nivasie has made arrangements to obtain loans for their customers through banks and financial institutions." The repayment period of these loans ranges from 20 - 25 years depending on the age of the customer.

We have made all the arrangements regarding the loan facility.

The total hassle of the customer has been taken care of and the customer requires only to place his signature. All these services are provided free of charge." Panduka added.
